Estancia Townhomes in Dallas, TX offers two, three, and four-bedroom townhome floor plans with chef-inspired kitchens, granite countertops, stainless steel appliances, and attached 2-car garages.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Lease terms range from 1 to 15 months, with flexible short-term contracts and month-to-month options after the initial lease.

Yes, one guarantor per home is allowed if income requirements aren't met. Guarantors must have 4× the monthly rent.
Applicants must have a gross monthly income of 2.5× the base rent. Combined leaseholder income is considered if multiple applicants apply.
No minimum credit score is required. Approval is based on income, rental history, credit, background checks, and identity verification.
Applicants need a government-issued photo ID, two recent pay stubs, and electronic verification of income and ID during the application process.
No, Estancia Townhomes does not offer corporate leases.

Yes, Estancia offers limited-time move-in specials. Specials depend on availability and move-in dates, contact our leasing team to confirm current offers.

Rent, Payments & Fees

Rent is paid online via the resident portal through BILT, which earns reward points redeemable for travel or rent credits.
Yes, late fees are 7% on the 7th and an additional 3% on the 10th for unpaid rent or utility charges.
Yes, the security deposit is based on your lease and must be paid before move-in. A Jetty Bond option is also available.

Utilities & Monthly Charges

Residents pay water, sewer, and trash through the City of Dallas. Electricity is set up with a provider of the resident’s choosing.

Internet is not included; residents must set up their own in-unit service.
Residents must provide renters insurance with confirmation submitted before move-in.

Pet Policy

Yes, Estancia Townhomes is pet-friendly with a limit of 2 pets per home.

A one-time $500 pet fee and $20/month per pet apply to all units.

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Amenities include a business center, pet park, lush landscaping, limited gate access, public parks nearby, and IREM® Certified Sustainable Property features.

Yes, fireplace and chimney inspections/cleanings are conducted during turnover or upon resident request.
Yes, all townhomes have attached 2-car garages. Management keeps garage codes on file for emergency access.
Packages are delivered directly to each townhomes front door. The leasing office does not provide holding services.

Parking

Yes, residents may park in attached garages or designated open spots. Parking in front of garages is prohibited.

Move-Out & Lease Renewal

Residents must submit a written notice and complete a move-out form; 60 days’ notice is required if not renewing the lease.
Provide a 30 day notice, Pay a fee equal to 2 months’ rent and repay any lease concessions.

Renewal offers are emailed about 75 days before lease expiration and appear in the resident portal. Month-to-month options are available after initial lease expiration.

Yes, residents may request a unit transfer after living in the community for 6+ months. Restrictions may apply and based on availability.
Keys can be returned to the office on move-out day or left in the home with the location provided to management.
